3 Bedroom New Build – Sketch Scheme, Planning Application and Building Regulations

The Brief

Replan was approached with this project in November 2018. The clients purchased the vacant site in St Minver, Cornwall which benefited from an existing planning approval for a new build 3 bedroom dwelling. The existing design was quite dated and in need of a fresh look and design update.

The Challenge

Replan redesigned the extant planning permission using the footprint and ridge height as a basis. The new layout offers an open plan living arrangement suited to modern family living. The hub of the proposal is the installation of a new dual aspect woodburner which is located in the heart of the home, positioned centrally between the living, dining and kitchen area.

The Result

The amended layout also provides a utility area with rear access directly into the garden and a large amount of storage located around the stairwell. The elevations were also considered during this redesign and we took the opportunity to amend the external appearance to ensure that the proposed dwelling is not only in keeping with the area, but also brings the proposal more up to date.
